The way we work:
Step 1, initial contact
Within this step, you and our broker get in touch. After this initial interview, the broker knows a bit more about your wishes like desirable type of building, demanding environment and financial possibilities. This interview provides a first idea of the wishes and possibilities.
Step 2, viewing
Once you think a residence meets your wishes, we are going to inspect the residence together with. For us it is important to get an impression about the general state and age of interior, technical installation, and construction of the house. Of course the area and price versus value are also of utmost importance. If the house doesn’t suite you for what reason or other we will gladly accompany you to a next property.
Step 4, structural survey
If we have any doubt about the structural condition of the house we will advise you to have a survey (optional) done. During this survey all relevant issues will be checked and a reported to you. After this we know enough about the house to continue or not.
Step 5, negotiations
Negotiating is our specialty. In the Netherlands we are one of the very few who have rates based on performance. An important part of our brokerage is based on the difference between the asking price and the eventually agreed price. We don’t base rates on the asking price, but on the amount we bargain. This is beneficial for both parties. We will keep you informed within every step. You will have all freedom to accept or to refuse. And with us this means, no cure-no pay.
Step 6, legal check of the agreement
Normally, the ‘temporary purchase agreement’ is drawn up by a selling agent. As he works for the seller, it might occur this is disadvantageous for you. That’s why we provide a legal expert, who will sift all disproportionate disadvantages for you. Only then you’ll sign the agreement. This legal expert also takes the resolutive conditions into account and discusses all your rights and obligations regarding the various clauses with you. Especially the financing clause is closely checked and discussed.
Step 7, appraisal
An appraisal might be desirable as the bank requires an independent valuation. We don’t value the residences ourselves because we are involved in the process so it wouldn’t be correct. That’s why we leave the valuation to a local, specialized and recognized appraiser. Obviously we will still try to achieve a (much) lower price for you, but it’s good to know the actual value of the house.
Step 8, final viewing
At the so called ‘final view’ we check if the state of the building matches the state at the time of the sale. When things aren’t correct at this final view, they must be arranged before the legal transfer at the notary takes place.
Step 9, legal transfer
The notary will make an appointment with you and the seller on which date and time the transfer will take place. That day we’ll go to the notary together to arrange the transfer. If everything is alright you’ll sign the agreement of the final sale and mostly the mortgage deed as well. That day you will become the new owner of your residence.
If you decide to buy the house then the costs are € 645,00. Besides the basic rate we charge 10% of the difference between the advertised price and the negotiated price (to the sum of € 20.000,-, hereafter the commission will decrease in two steps to 3%). The better we negotiate, the more you save and the higher our reward. Because of this calculation we can assure our clients that our brokers tries to achieve the best results.
