Welke invloed heeft dat op iemand die een woning gaat kopen?<\/p>\n<p>In beginsel is de regel dat de toe te passen BTW afhankelijk is van het moment van levering of van het verrichten van een dienst. Hoe zit het dan met zaken die inclusief BTW worden aangeboden? Ook hier mag een leverancier de prijsverhoging doorberekenen. Of die dat ook doen is een vraag van commerci\u00eble aard.<\/p>\n<p>Okay, maar ik koop een woning. Bij het kopen van een bestaande woning is normaal gesproken geen BTW verschuldigd. Dat betekent dus dat de afgesproken prijs van een woning niet wordt verhoogd doordat de BTW hoger is geworden. Maar dat is toch niet het hele verhaal. Bij het kopen van een woning krijg je vaak te maken een taxateur, notaris, financieel adviseur en een aankoopmakelaar. Deze mensen verrichten diensten. Basisregel is dat de BTW verhoging mag worden doorberekend. Heb je met de notaris een afspraak gemaakt dat hij of zij voor jou de leverings en hypotheekakte verzorgt voor \u20ac 1.500,- dan zou voor 1 oktober \u20ac 1.500 worden berekend en erna \u20ac 1.525. Zou een taxateur vooraf betaald moeten worden maar pas na 30 september taxeren dan geldt het hogere tarief en mag hij dat ook in rekening brengen. Bepalend is dus het moment waarop de dienst wordt verricht.<\/p>\n<p>Bij de koop van een nieuwbouwwoning ligt het veel ingewikkelder. Een nieuwbouwhuis is namelijk wel belast met BTW. Maar hiervoor is een overgangsregeling van aangekochte nieuwbouwwoningen van toepassing. Van belang is bijvoorbeeld of de koopovereenkomst v\u00f3\u00f3r 28 april is gesloten of niet. Voor meerwerk gelden weer andere regels. In het kader van dit stuk is die materie echter te complex om hier in detail op in te gaan maar je mag ons altijd benaderen met vragen.<\/p>\n<p>Wij van Vastgoedkoper\/Starters-aankoopmakelaar hebben besloten om de BTW verhoging niet door te berekenen.
