Wat is hier nu eigenlijk de bedoeling van want erg logisch lijkt het niet?<\/p>\n<p>De maximale aftrek van de rente op hypotheken wordt geleidelijk verlaagd wat in het begin alleen de hogere inkomensgroepen zal benadelen. Het effect hiervan is voor \u201cJan Modaal\u201d niet erg groot maar zal in de toekomst aan niemand ongemerkt voorbij gaan. Wat wel invloed heeft is dat een nieuwe aflossingsvrije hypotheek vanaf 1 januari niet meer mag worden afgesloten. Het is verplicht om de hele lening binnen de looptijd van 30 jaar af te lossen. Je kunt natuurlijk denken, vestzak-broekzak, het geld dat je aflost is immers voor jezelf, maar het betekent wel dat je maandlasten omhoog gaan. Bij aflossingsvrij betaalde je tenslotte geen aflossing.<\/p>\n<p>Okay, je mag dan nu een aparte, aanvullende, \u00a0lening afsluiten van 50% van de waarde van de woning. Dit geld wordt gebruikt om je maandelijkse lasten omlaag te brengen. In het begin heb je nog niets van de lening opgenomen maar iedere maand gebruik je iets om jouw lasten te verlagen. Aan het eind van de looptijd van de lening heb je de hypotheek afgelost maar het je wel een schuld opgebouwd van 50% van de aanschafprijs van de woning. Belangrijk is wel dat de rente die je moet betalen over deze lening fiscaal niet aftrekbaar is.<\/p>\n<p>Wat is nu het effect van deze maatregel? Als starter heb je lagere maandlasten en zou je in principe een wat duurdere woning kunnen aanschaffen. Gedurende de looptijd ga je wel meer betalen want de niet aftrekbare rente over de 50% lening loopt op en de wel aftrekbare rente over de hypotheek wordt steeds minder.<\/p>\n<p>Een veel betere maatregel van onze overheid zou dan ook zijn om nieuwe hypotheken tot een maximum van 50% aflossingsvrij te laten zijn. Maar op de lange duur levert dit de schatkist natuurlijk veel minder op.<\/p>\n<p>Dit kan sommige mensen uitkomst bieden bij de koop van een woning maar het is vooral een cosmetische maatregel van onze overheid zoals er in de afgelopen decennia al zo veel zijn geweest. Jammer, een gemiste kans dus.<\/p>\n<p>Overigens is op dit moment nog niet duidelijk wat de banken met deze aanvullende mogelijkheid gaan doen. Ze hebben al te kennen gegeven dat het een ingewikkelde regeling is, die administratief moeilijk is in te passen.
