Hiermee kunnen nabestaanden de hypotheek (gedeeltelijk) aflossen. Met een overlijdensrisicoverzekering (ORV) laat je nabestaanden verzorgd achter en geef je een hypotheekverstrekker de garantie dat zij het geleende geld terugzien. Het afsluiten van een overlijdensrisicoverzekering bij een hypotheek is meestal verplicht, maar soms ook niet. Hieronder lees je hoe dat precies zit.<\/p>\n<p><strong>Wanneer is een overlijdensrisicoverzekering verplicht?<\/strong><\/p>\n<p>Bij een hypotheek met Nationale Hypotheek Garantie (NHG) ben je altijd verplicht om <a href=\"https:\/\/www.uitvaartnet.nl\/overlijdensrisicoverzekering\" target=\"_blank\" rel=\"noopener\">een overlijdensrisicoverzekering af te sluiten<\/a> als de hypotheek meer bedraagt dan 80% van de marktwaarde. De meeste hypotheekverstrekkers zullen je ook bij een hypotheek zonder NHG verplichten om het overlijdensrisico af te dekken. In dat geval wordt een bedrag boven 60 tot 80% van de marktwaarde verzekerd. Slechts een enkele hypotheekverstrekker stelt het afsluiten van een overlijdensrisicoverzekering niet verplicht.<\/p>\n<p><strong>Voorbeelden hoogte verzekerde bedrag<\/strong><\/p>\n<p>Je berekent het te verzekeren bedrag als volgt:<\/p>\n<p>\u2022 Hypotheekbedrag \u2013 (marktwaarde woning x het percentage dat de hypotheekverstrekker als grens hanteert)<br \/>\nStel dat je een woning wilt kopen met een marktwaarde van 200.000 euro en een hypotheek afsluit van 202.000 euro om ook de kosten koper te bekostigen. Het verzekerde bedrag is dan 42.000 euro als je een hypotheek met NHG neemt (202.000 \u2013 (200.000 x 0,8 = 160.000)). Het is overigens verstandig om voor een hoger bedrag te verzekeren dan het verplichte minimumbedrag. Het geeft je gezin meer financi\u00eble zekerheid.<\/p>\n<p><strong>Overlijdensrisicopolis verpanden<\/strong><\/p>\n<p>Het verpanden van een overlijdensrisicopolis houdt in dat bij overlijden het verzekerde bedrag aan de hypotheekverstrekker wordt uitgekeerd in plaats van aan de nabestaanden. Dit geeft hypotheekverstrekkers de garantie dat zij in ieder geval een deel van de hypotheek terugkrijgen. Het verpanden van een verzekering moet je altijd melden aan de verzekeraar. Als je voor een hoger bedrag verzekert dan verplicht is, dan is bij sommige verzekeraars gedeeltelijke verpanding mogelijk. In dat geval wordt een deel van het verzekerde bedrag aan de hypotheekverstrekker uitgekeerd en een deel aan nabestaanden. Deze kunnen het bedrag besteden zoals zij willen.<\/p>\n<p><strong>Vrije keuze van overlijdensrisicoverzekeraar<\/strong><\/p>\n<p>Hoewel hypotheekverstrekkers graag zien dat je ook de overlijdensrisicopolis bij hen afsluit, ben je vrij om je eigen overlijdensrisicoverzekeraar te kiezen. Uiteraard moet de verzekering wel voldoen aan de eisen van de hypotheekverstrekker. Het is aan te bevelen om verschillende verzekeraars te vergelijken, omdat je daarmee veel geld kunt besparen.
