Daarnaast adviseert hij\u00a0over potenti\u00eble valkuilen. <\/span><span lang=\"nl\">Sommige woningen komen met specifieke verordeningen; <\/span><span lang=\"nl\">sommige expats hebben\u00a0een huis gekocht waarvoor ze, willen ze er gaan wonen, een woonvergunning moeten hebben. Het is natuurlijk prettig als u van tevoren weet of u hier voor in aanmerking komt of niet. Een makelaar zoekt dit uit en weet bovendien ook vaak welke woningen binnenkort op de markt komen.<\/span><\/p>\n<p><span lang=\"nl\">Zoek een makelaar die uw behoeften kent en laat hem vervolgens zijn\/haar gang gaan<\/span><span lang=\"nl\">. De courtage bedraagt normaal gesproken\u00a0\u00e9\u00e9<\/span><span lang=\"nl\">n of twee procent van de aankoopprijs. <\/span><span lang=\"nl\">U kunt zelf zoeken op <a href=\"http:\/\/www.funda.nl\" target=\"_blank\">www.funda.nl<\/a><\/span><span lang=\"nl\">, <a href=\"http:\/\/www.huizenzoeker.nl\" target=\"_blank\">www.huizenzoeker.nl<\/a> en <a href=\"http:\/\/www.jaap.nl\" target=\"_blank\">www.jaap.nl<\/a>\u00a0om een idee te krijgen van\u00a0de prijzen in bepaalde gebieden, ook een huizenbijlage van een krant kan dergelijk informatie geven. De nab<\/span><span lang=\"nl\">ijheid van werk, scholen en voorzieningen spelen natuurlijk ook een rol. Wees bewust\u00a0<\/span><span lang=\"nl\">van de kosten van renovatie van oudere woningen om die aan de huidige gebouw normen te laten voldoen.<\/span><span lang=\"nl\"> Jaarlijks wordt b<\/span><span lang=\"nl\">elasting geheven op de\u00a0geschatte waarde (WOZ) van de woning. <\/span><\/p>\n<h3>Hypotheek<\/h3>\n<p><span lang=\"nl\">Er zijn veel verschillende soorten hypotheken\u00a0<\/span><span lang=\"nl\">en de fiscale implicaties zijn complex. Het maximum leenbedrag\u00a0v<\/span><span lang=\"nl\">oor niet-EU-burgers is maximaal vijf keer het bruto jaarloon. Daarnaast gelden onder andere de volgende vereisten:<\/span><\/p>\n<ul>\n<li>u heeft minimaal\u00a0vijf jaar in Nederland gewoond;<\/li>\n<li>u hebt een verblijfsvergunning;<\/li>\n<li>u bent werkzaam;<\/li>\n<li><span lang=\"nl\">als zelfstandige, in dat geval moet u goedgekeurde stukken overhandigen van de laatste drie jaar en moeten er prognoses worden opgesteld voor de toekomst<\/span><span lang=\"nl\">.<\/span><\/li>\n<li>Sommige banken\u00a0vragen\u00a0een aanbetaling;<\/li>\n<li><span lang=\"nl\">Bij hypotheken tot een beperkt bedrag (= 90% van de marktwaarde) zijn\u00a0<\/span><span lang=\"nl\">banken vaak minder streng met betrekking tot de periode die u in Nederland moet hebben gewoond<\/span><span lang=\"nl\">.<\/span><\/li>\n<\/ul>\n<p><span lang=\"nl\">Merk op dat voor EU-burgers een hypotheek aanvraag\u00a0bijna identiek is aan die door een Nederlander. <\/span><span lang=\"nl\">Sommige banken zullen eisen dat u drie jaar in Nederland heeft gewoond. <\/span><span lang=\"nl\">Houd in gedachten dat banken voor\u00a0hun leningen de criteria voor expats aangescherpt. <\/span><span lang=\"nl\">Het is raadzaam om een voorlopg akkoord te regelen voordat u serieus op zoek gaat naar een huis. <\/span><span lang=\"nl\">Voor een overzicht van uw opties kunt u het beste een financieel adviseur inschakelen.<\/span><\/p>\n<h3>Kosten<\/h3>\n<p><span lang=\"nl\">De koper betaalt in het algemeen de aankoopprijs vermeerderd met kosten (<em>kk \u2013 kosten koper<\/em>). <\/span><span lang=\"nl\">De kosten (in totaal ongeveer\u00a06 procent van de aankoopprijs) verwijzen naar kosten zoals overdrachtsbelasting (twee procent), notariskosten, commissie inzake de hypotheek enz. <\/span><span lang=\"nl\">Sommige kosten zijn fiscaal aftrekbaar. <\/span><span lang=\"nl\">Zodra uw aanbod is aanvaard moet de woning uit de verkoop worden gehaald.<\/span><span lang=\"nl\">Zorg ervoor dat uw financi\u00ebn op orde zijn (dat wil zeggen dat een geldschieter u tot x bedrag leent). Aan het eind tekenen<\/span><span lang=\"nl\"> beide partijen een contract van de overdracht (<em>akte van levering<\/em>) en de notaris informeert het kadaster (<\/span><a href=\"http:\/\/www.kadaster.nl\" target=\"_blank\">www.kadaster.nl<\/a><span lang=\"nl\">). <\/span><span lang=\"nl\">Het hele proces kan\u00a0in twee tot drie maanden worden afgerond.<\/span><\/p>\n<h3>Enkele nuttige feiten<\/h3>\n<p><span lang=\"nl\">De voorlopige koopovereenkomst wordt opgesteld door de verkopend makelaar of de\u00a0notaris (in de regio Amsterdam)\u00a0met 3 dagen bedenktijd. <\/span><span lang=\"nl\">Details als boetebeding en financieringsvoorbehoud worden hier in\u00a0opgenomen. <\/span><span lang=\"nl\">Het\u00a0taxatierapport is puur bedoeld voor de hypotheek en is dus geen bouwkundige keuring<\/span><span lang=\"nl\">.<\/span><\/p>\n<p>Overdrachtsbelasting\u00a0is twee procent van de aankoopprijs.<\/p>\n<p><span lang=\"nl\">Akte van overdracht (<em>transportakte<\/em><\/span>).<\/p>\n<p><span lang=\"nl\">Hypotheek contract (<em>hypotheekakte<\/em><\/span>).<\/p>\n<p><span lang=\"nl\">Hypotheek regeling (<em>afsluitprovisie<\/em><\/span>).<\/p>\n<p>De\u00a0<em>makelaarscourtage<\/em> in het algemeen een tot twee procent, indien van toepassing.
