Er worden er per jaar ongeveer 15.000 meer gesloopt en verkocht dan er worden bijgebouwd. Toch groeit het aantal huishoudens met zo\u2019n 70.000 per jaar. Mede vanwege deze scheefstand stijgen de huurprijzen. Het gevolg is dat er steeds minder geschikte huurwoningen zullen zijn terwijl de vraag groeit.<\/p>\n<p>Omdat de woningmarkt aantrekt geven gemeenten vooral grond uit voor koopwoningen, dat levert\u00a0simpelweg meer op. Daar kom bij dat woning corporaties meer verdienen aan het uitponden (verkopen aan particulieren) van huurwoningen dan aan het verkopen aan beleggers. Dit komt onder andere door de lage rente en het feit dat consumenten door de fiscale voordelen bereid zijn meer betalen voor woningen dan investeerders.<\/p>\n<p>Gemeenten hebben daardoor veel te weinig bouwlocaties voor met name de middeldure huur. Vooral daar is een tekort. We hebben het dan over een huur van tussen de \u20ac 700 en \u20ac 1.000 per maand. Zouden er meer woningen in dat segment zijn dan zou ook de door de overheid gewenste doorstroming plaats kunnen vinden waardoor er ook meer goedkopere huurwoningen\u00a0 vrij komen.<\/p>\n<p>Wat betekent dit voor de woningzoeker? Huur is duur! Door de zeer lage rentestand en de fiscale voordelen is het kopen van een woning een betaalbaarder alternatief geworden. Huren is zelfs vaak helemaal geen optie. We zien dan ook een sterke verschuiving naar koopwoningen.\u00a0Mocht je een huurwoning overwegen, denk dan zeker ook aan de mogelijkheden van koop.
