Huislijn.nl wordt regelmatig als vraagbaak gebruikt door haar bezoekers en de directie van huislijn.nl heeft klantvriendelijkheid centraal staan. Dus gaat in op verzoeken en vragen van bezoekers. Ed, wat is op dit moment de waarde van een makelaar, was de vraag. Laat ik u even op weg helpen in deze.<\/p>\n<h3>Twee soorten<\/h3>\n<p>Als eerste heb je de aankoopmakelaar. Deze mag u zien als een Financial Risk Manager, een dienstverlener die u helpt bij het maken van besluiten met een hoog financieel gehalte. Er is niet \u00e9\u00e9n besluit in je leven wat zo een impact heeft als het kopen van een huis. Niet alleen wat betreft woongenot, comfort en plezier, ook financieel. Als een Nederlander een 2e hands auto koopt, zoekt die allemaal keurmerken. BOVAG bewijs, APK keuringsrapport, Nationale Auto Pas. En brengt men de auto toch vaak nog even weg voor een extra inspectie, voordat men tot koop over gaat.<\/p>\n<h3>Risico<\/h3>\n<p>Terwijl in praktijk bij de aankoop van een huis bijna 92% van de Nederlanders geen aankoop makelaar inschakelt. Wat blijkt uit onderzoek? Circa 65% van de kopers denkt wel degelijk een makelaar in te schakelen. Die heeft het dan over de verkopende makelaar als <em>\u2018mijn makelaar\u2019<\/em>. \u201cMijn makelaar\u201d is echter alleen bezig met het behartigen van de belangen van de verkoper. En die heeft 1 doel: binnen de beste termijn verkopen tegen de beste prijs. En geloof me, als u een of twee keer in uw leven een huis koopt, heeft u daar minder vaardigheden in dan een vastgoedprofessional! U staat op alle fronten ruimschoots achter.<\/p>\n<h3>Belang<\/h3>\n<p>De meerwaarde van de aankoopmakelaar is dan ook dat deze zijn geld ruimschoots terugverdient, u behoed voor vergissingen en fouten in het aankoopproces en in staat is om u op de juiste wijze te informeren. Als geen ander kent die de markt, de marktomstandigheden, de prijzen en de mores.<\/p>\n<h3>Verkoop<\/h3>\n<p>Ten tweede is daar de verkoopmakelaar. Deze is naast een Financial Risk Manager ook een Ontzorger. Natuurlijk kunt u heel veel zelf, uiteraard bent u veelzijdig. U bent een goed fotograaf. Een goede tekstschrijver. Weet alles van taxaties en prijsbepaling van onroerende zaken. U heeft verstand van overeenkomstenrecht en kent een koopakte uit uw hoofd. Ontbindende voorwaarden en bedenktermijnen is voor u dagelijkse kost. Contractonderhandelingen van duurzame kapitaalgoederen is voor u zo bekend als u binnenzak. U kunt objecten op funda plaatsen, op Huislijn.nl, op alle woningportals. U heeft mogelijk een goed beeld welke woningzoekers in uw huis ge\u00efnteresseerd zouden kunnen zijn omdat ze een aankoopopdracht hebben gegeven. En u heeft een landelijk netwerk van collega\u2019s die ook met vastgoed actief zijn.<\/p>\n<h3>Ontzorgen<\/h3>\n<p>Als u aan al het bovenstaande voldoet, bent u \u00a0waarschijnlijk makelaar \/ taxateur! Mocht u dat niet zijn, dan kan een makelaar al deze zorgen bij uw wegnemen. U kunt uiteraard zelf actief meehelpen met de verkoop van uw woning, maar de professionele onderdelen besteedt u het beste uit. Want te vaak horen wij iemand vol trots vertellen dat hij een paar duizend euro heeft bespaard door zijn huis zelf te verkopen. Alleen wel tegen een prijs die duizenden euro\u2019s te laag bleek. De toegevoegde waarde van een makelaar bestaat \u00e9n uit ontzorgen \u00e9n uit waarborgen \u00e9n uit de zekerheid dat u de juiste prijs krijgt.<\/p>\n<p><strong>Drs.
