Aangezien de woningprijzen niet meer zo spectaculair stijgen als enkele jaren geleden, is het nog relevanter om de vraagprijs objectief te toetsen. Het is ook goed om te weten dat woningen lang niet altijd voor de vraagprijs van de hand gaan. In Nederland bedraagt de verkoopprijs van woningen gemiddeld 95% van de vraagprijs, zo blijkt uit onderzoek van ABF Research van januari 2006. Maar het komt ook voor dat de uiteindelijke verkoopprijs 25% onder de oorspronkelijke vraagprijs ligt. Het is onmogelijk om de waarde van een woning onomstotelijk op de euro nauwkeurig vast te stellen. Beter is het om uit te gaan van een waardegebied met een boven- en een ondergrens. Wat binnen dit waardegebied een re\u00eble prijs is, hangt af van de kwaliteit van de woning, de staat van onderhoud en uitgevoerde verbeteringen. Denkt u bijvoorbeeld aan vernieuwde kozijnen, een nieuwe dakconstructie of een luxe keuken.
