(Vrij op naam) tegen. Bij een bestaande woning zal dat vrijwel altijd kk zijn. Kosten koper betekent om met vaktermen te spreken dat de kosten van verwerving van een onroerende zaak door de koper moeten worden betaald. Ofwel, alle bijkomende kosten om een woning in eigendom te krijgenzijn voor rekening van de koper. Bij vrij op naam worden die kosten betaald door de verkoper. Welke kosten zijn dat dan precies?<\/p>\n<h3>Kosten koper.<\/h3>\n<p>Als gesteld, de kosten die gemoeid zijn bij het formeel in eigendom krijgen van een woning. De belangrijkste post is dan de zogenaamde overdrachtsbelasting. Die bedraagt 2% van de koopsom. Daarnaast moet er door een notaris een leveringsakte worden opgesteld. Deze wordt na ondertekening ingeschreven in het kadaster. Dit is een openbaar register waarin iedere belanghebbende kan zien wie de eigenaar is van een bepaald pand. Naast deze kosten moeten er ook inschrijfkosten en leges worden betaald. Deze worden vermeld op de eindafrekening van de notaris.<\/p>\n<h3>Vrij op naam.<\/h3>\n<p>Wordt een woning vrij op naam aangeboden dan betekent dit dat zowel de overdrachtsbelasting als de kosten voor het opstellen van de leveringsakte (inclusief leges en inschrijvingen) door de notaris door de verkoper wordt betaald. Met name bij nieuwbouw zie je dit vaak. Bij v.o.n. komen er dus voor de koper minder kosten boven de vraagprijs. Dat neemt natuurlijk niet weg dat deze kosten door verkoper wel ingecalculeerd worden.<\/p>\n<h3>Overige kosten.<\/h3>\n<p>Ben je er dan ook? Nee, er zijn meestal meer kosten. De meeste kopers moeten hun aankoop financieren. Dan komen ze bij een onafhankelijk financieel adviseur of een bank terecht. Die rekenen bemiddelingskosten en dat zijn bedragen waar je terdege rekening mee moet houden. Om een lening te krijgen moet de woning ook nog door een onafhankelijke taxateur worden gewaardeerd. Een geldverstrekker wil natuurlijk weten of het onderpand voldoende waard is. En ook hier is een notaris noodzakelijk. Die stelt een hypotheekakte op en zorgt voor de nodige inschrijving. De kosten die betrekking hebben op de financiering zijn overigens wel fiscaal aftrekbaar.<\/p>\n<p>Als een woning k.k. wordt aangeboden dan bedragen de totale\u00a0 kosten ruwweg 5 \u00e1 6% van de koopsom.
