Hoe groot is de woning, in welke locatie, uitzicht en staat zijn zo maar wat aspecten die van invloed zijn op de woningwaarde. En het belangrijkst is nog de wet van vraag en aanbod.<\/p>\n<h3>Verkoper bepaalt de vraagprijs.<\/h3>\n<p>Dat ligt natuurlijk wel erg voor de hand maar het zegt dus ook wat over de vraagprijs. Er is geen wet die verbiedt om te vragen wat je wilt. Zo mag je best een gereedschapsschuur voor een miljoen te koop zetten. Dat er natuurlijk geen bank is die dat financiert is een heel ander verhaal. Maar over het algemeen zijn vraagprijzen nu realistischer dan een paar jaar geleden. Daarnaast zijn er ook zogenaamde psychologische prijzen, bijvoorbeeld 199.000 of 224.000. Omdat je op huizensites vaak binnen een bepaalde bandbreedte kan zoeken, bijvoorbeeld tussen 150.000 en 200.000, kan het zijn dat iemand die oorspronkelijk een vraagprijs van 205.000 in gedachten had toch kiest voor een vraagprijs van 199.000.<\/p>\n<h3>De juiste prijs.<\/h3>\n<p>Er zijn verschillende manieren om een indicatie van de waarde van een woning te krijgen. Het vraagt altijd enig onderzoek en het blijft natuurlijk een benadering. Een waarde heeft altijd een bepaalde bandbreedte en die is klein voor een eengezinswoning waarvan er veel dezelfde binnen een wijk staan en groot voor een unieke woning op een unieke locatie.<\/p>\n<p>In verband met de onroerend zaak belasting bepaald een gemeente periodiek de WOZ waarde. Als je die weet dan is dat zeker een indicatie van de waarde. Maar ook hier geldt, niet meer dan dat. Het betreft een groffe schatting.<\/p>\n<p>Bij het kadaster kan je opvragen tegen welk bedrag de woning voor het laatst is verkocht. Als je daar de locale prijsontwikkelingen van de tussenliggende periode op los laat dan kan je uitrekenen wat die prijs nu zou zijn geweest. Maar dit houdt natuurlijk geen rekening met eventuele verbouwing en verbeteringen die zijn uitgevoerd.<\/p>\n<p>Probeer er achter te komen wat vergelijkbare woningen hebben gekost in de buurt. Er zijn verschillende sites waar je die informatie kunt vinden. Ook die van het kadaster.<\/p>\n<p>Een indicatie kan je ook krijgen door de vraagprijs per vierkante meter te vergelijken met andere vraagprijzen per vierkante meter van vergelijkbare woningen. Deze gegevens vind je op diverse huizensites terug.<\/p>\n<p>Neem een aankoopmakelaar in de hand, die zal vooraf op een vergelijkbare manier (en met gegevens uit niet publieke databanken) een schatting maken van de waarde van de woning maar tijdens de bezichtiging ook belangrijke zaken meenemen als staat van de woning, uitrustingsniveau, recente verkopen, ligging enz. Als het goed is kan hij ook een taxatie maken van de te verwachten kosten die dan weer van de uitgangswaarde worden afgetrokken.
