Het is momenteel crisis en mensen hebben de neiging om zo weinig mogelijk geld uit te geven\u00a0 wat de economie op zich ook niet helpt. De voorwaarden waaronder een hypotheek wordt verstrekt zijn steeds strenger en het bedrag dat geleend kan worden steeds lager. De woningbouw stageert al jaren en het inflatiespook doemt op aan de horizon. Daarnaast is de zekerheid van het houden van werk nog nooit zo klein geweest. Allemaal factoren die er voor kunnen zorgen dat je je wel tien keer bedenkt voordat je de keuze maakt om een woning te gaan kopen.<\/p>\n<h3>Toch is dat niet het hele verhaal.<\/h3>\n<p>Voor met name de woningkoper is er ook een heel andere kant van dit verhaal. Belangrijkste factor is wel dat doordat de woningmarkt stagneert er dus heel erg veel woningen te koop staan zodat er grote keuze is. De prijzen zijn veel lager dan ze in jaren zijn geweest en de hypotheekrente is daarbij nog altijd laag. Als je nu een woning koopt dan zijn de maandlasten voor een gelijke woning ongeveer 30% lager dan een aantal jaar geleden. Daarbij wordt er momenteel heel weinig nieuw gebouwd omdat ook investeerders op veilig spelen. Er zal dus een tekort ontstaan op betaalbare woningen wat op zich een gunstig effect moet hebben op de toekomstige waarde van woningen. Niemand kan het garanderen maar het lijkt er op dat de prijsdalingen aan hun eind komen.<\/p>\n<h3>Kopen dus?<\/h3>\n<p>De belangrijkste vraag die je zal moeten beantwoorden is hoe lang ben je van plan er te blijven wonen. De kans dat op korte termijn de woningprijzen hard gaan stijgen is minimaal en zou je snel weer moeten verkopen dan haal je de kosten van het verhuizen, de overdrachtsbelasting en het inrichten en waarschijnlijk niet uit. Niemand kan in de toekomst kijken maar ben je van plan om bijvoorbeeld minstens vijf jaar ergens te blijven wonen dan is kopen zeker een goede optie. De lasten zijn laag en het geld dat je investeert komt dan naar je toe, iets wat met huur nooit gaat lukken.
