De meest gehoorde reden is eigenlijk, er valt toch niets te onderhandelen. Maar is onderhandelen het hele verhaal en valt er dan ook niet te onderhandelen?<\/strong><\/p>\n<h3>Waar of niet waar?<em> &#8220;Bij nieuwbouw ligt de prijs vast!&#8221;<\/em><\/h3>\n<p>Vroeger ging men er wel van uit. Maar dat ligt echt genuanceerder. Een voorbeeld. Zoals tegenwoordig gebruikelijk begint een ontwikkelaar vaak pas nadat hij zeker is dat er voldoende kopers zijn. Dat geeft hem financi\u00eble zekerheid en het is gemakkelijker om nieuwe kopers over de streep te trekken als er al een aantal woningen verkocht is. In dit geval besloot de ontwikkelaar pas te starten nadat er zes kopers waren. Het betrof een project met 10 woningen. Na enig speurwerk kwamen we er achter dat er vier woningen waren verkocht en dat er ook nog een andere serieuze kandidaat was. De handtekening van \u201conze\u201d koper was dus erg belangrijk voor de ontwikkelaar en met deze wetenschap kon er serieus over de prijs worden onderhandeld terwijl vooraf niets mogelijk leek.<\/p>\n<p>Nog een voorbeeld? Ontwikkelaars wachten dus op voldoende gegadigden voordat ze de bouw van een project starten. Soms is de wachttijd zelfs meer dan een jaar. \u00a0Maar vaak blijven de vraagprijzen hetzelfde terwijl de woningwaarde wel degelijk is gedaald. Ook dit is een sterke basis om te gebruiken bij onderhandeling.<\/p>\n<h3>Waar of niet waar? <em>&#8220;Aan het contract valt toch niets te veranderen!&#8221;<\/em><\/h3>\n<p>Bouwrente. Vanaf het moment dat een ontwikkelaar de grond voor een project aankoopt steekt hij geld in de bouw. Stel dat die grond is gekocht op 1 oktober en jij tekent de koopakte op 1 december, dan ben je al bouwrente verschuldigd over het bedrag dat \u201cjouw\u201d grond heeft gekost over de afgelopen twee maanden. Koop je later tijdens de bouw dan is die rente al veel hoger, want het bedrag en de tijd dat het geld is ge\u00efnvesteerd, is groter en langer. Bovendien is deze rente niet fiscaal aftrekbaar. Hoewel ontwikkelaars er niet mee te koop lopen is er vaak wel degelijk over deze post te onderhandelen.<\/p>\n<h3>Valkuilen!<\/h3>\n<p>Zeker als er nog geen begin is gemaakt met de bouw, omdat die bijvoorbeeld afhankelijk is van een minimum aantal inschrijvers, staat er in het koopcontract een opschortende voorwaarde dat binnen een bepaalde termijn na het tekenen van de koopakte moet zijn begonnen met de bouw. Zo niet dan wordt de koop ontbonden. Een ontwikkelaar wil die termijn zo lang mogelijk hebben maar een koper juist zo kort mogelijk.
