Dat is niet opmerkelijk want veel projecten zijn in de afgelopen jaren in \u201cde wacht\u201d gezet in afwachting van betere tijden. In een eerder artikel op ons blog behandelde we het inschakelen van een aankoopmakelaar bij de aankoop van nieuwbouw. Hier wil ik wat dieper ingaan op verschillende overwegingen om te kiezen voor nieuwbouw of bestaande bouw.<\/p>\n<p>Meest voor de hand liggend voordeel van nieuwbouw is dat alles, het woord zegt het al, nieuw is. Op de woning en alles wat er in is verwerkt staat gewoonlijk garantie en in principe is alles in orde en vertoont geen gebruikssporen. Het eerste nodige onderhoud laat voorlopig ook op zich wachten dus daaraan grote kosten maken kan voorlopig wachten.<\/p>\n<p>Maar het huis is nog wel kaal. Bij bestaande bouw heb je dat niet. Zeker als de aankleding van een woning naar ook bij jou in de smaak valt heb je voorsprong. En als er een tuin is hoeft die niet eerst te worden aangelegd. Wat zijn nu de zaken waar je aan moet denken om een goeder afweging te maken?<\/p>\n<h3>Bestaande bouw.<\/h3>\n<p><em>Voordelen:<\/em><\/p>\n<ul>\n<li>De vraagprijs is vrijwel altijd onderhandelbaar, dat is niet altijd zo bij nieuwbouw.<\/li>\n<li>Je kan meestal snel de woning betrekken.<\/li>\n<li>De woonomgeving is er al en je kunt dus zien wat voor soort buurt het is.<\/li>\n<li>What you see is what you get. Je hebt de woning bezichtigd en mogelijk ook laten keuren voordat je besluit te kopen.<\/li>\n<li>De prijsontwikkelingen van woningen in de buurt zijn bekend, de kans op toekomstige verrassingen is daarmee verkleind.<\/li>\n<\/ul>\n<p><em>Nadelen:<\/em><\/p>\n<ul>\n<li>Er kan sprake zijn van achterstallig onderhoud, sowieso zal bij bestaande bouw met extra kosten rekening moeten worden gehouden voor onderhoud.<\/li>\n<li>Mogelijk zijn zaken niet naar jouw smaak en wil je die vervangen, denk hierbij aan sanitair en keuken.<\/li>\n<li>Je koopt meestal kosten koper. Dat betekent dat je overdrachtsbelasting moet betalen en ook de kosten van taxatie, notaris en financieel advies.<\/li>\n<\/ul>\n<h3>Nieuwbouw:<\/h3>\n<p><em>Voordelen:<\/em><\/p>\n<ul>\n<li>Alles is nieuw en je hebt garantie mochten er toch zaken niet in orde zijn.<\/li>\n<li>Aanvankelijk heb je weinig of geen onderhoudskosten.<\/li>\n<li>Je kan vaak de indeling be\u00efnvloeden.<\/li>\n<li>Tuinaanleg bepaal je zelf.<\/li>\n<li>De woning wordt volgens de laatste eisen gebouwd.<\/li>\n<li>Je koopt meestal vrij op naam. Dat betekent dat de verkoper de notaris betaalt en dat je geen overdrachtsbelasting hoeft af te dragen. Wel betaal je BTW maar ook dat zit in de prijs.<\/li>\n<\/ul>\n<p><em>Nadelen:<\/em><\/p>\n<ul>\n<li>Vaak (maar niet altijd) staat de prijs vast en is dus niet onderhandelbaar.<\/li>\n<li>Er kan een lange tijd zitten tussen de koop en de oplevering.<\/li>\n<li>Soms koop je een woning puur op basis van tekeningen en dat maakt het lastiger om zaken te visualiseren.<\/li>\n<li>De woonomgeving is mogelijk nog onbekend.<\/li>\n<li>De prijsontwikkeling is ook nog ongewis. Dit geldt in mindere mate bij \u201cstandaard\u201d woningen maar bijvoorbeeld wel bij luxe projecten die in grote steden worden ontwikkeld. Dan met je er rekening mee houden dat wat nu heel exclusief lijkt dat over een paar jaar niet meer is.<\/li>\n<li>En nog een punt van aandacht, koop je een appartement of woning\u00a0en zijn er intussen velen verhuurd omdat de verkoop niet vlot, dan heb je een extra risico. Uiteindelijk zal de projectontwikkelaar namelijk die woningen alsnog willen verkopen. Dat zal dan gebeuren op het moment dat een huurder vertrekt. Dat betekent dus dat er de komende jaren steeds appartementen in de verkoop zullen staan wat jouw mogelijkheden verkleint als je zelf wil verkopen.<\/li>\n<\/ul>\n<p>Zo is er een aantal aspecten waar je rekening mee moet houden voor je besluit om nieuw of bestaand te kopen. Die keuze is natuurlijk aan jou.
