Wil je kopen en heb je een tijdelijk contract? Dan kun je ook niet zonder intentieverklaring. Deze twee verklaringen worden nogal eens door elkaar gehaald. Niet zo vreemd \u2013 ze hangen immers met elkaar samen \u2013 maar daardoor niet minder verwarrend! Wat staat er in deze verklaringen? En heb je ze allebei nodig? De hoogste tijd om deze vragen te beantwoorden.<\/p>\n<h3>Werkgeversverklaring: wat is het?<\/h3>\n<p>In een werkgeversverklaring wordt, in combinatie met een recente loonstrook, jouw inkomen vastgesteld; het is dus een weergave van jouw inkomenssituatie. De inkomens op de verklaring en op de loonstrook moeten overeenkomen. De werkgeversverklaring wordt ingevuld door de werkgever en wordt altijd gevraagd door de bank als je een hypotheek wilt afsluiten.<\/p>\n<h3>Wanneer heb je een werkgeversverklaring nodig?<\/h3>\n<p>Je hebt een werkgeversverklaring nodig als je een hypotheek wilt krijgen en je in loondienst bent. Zonder deze verklaring is het niet mogelijk om een hypotheek af te sluiten. De bank heeft dan namelijk geen inzicht in jouw inkomen en daardoor (te) weinig zekerheid of jij je hypotheeklasten wel kunt blijven betalen.<\/p>\n<h3>Intentieverklaring is onderdeel van de werkgeversverklaring<\/h3>\n<p>In de intentieverklaring geeft de werkgever aan het voornemen te hebben om jou in vaste dienst te nemen. Onder de voorwaarden dat je op hetzelfde niveau blijft presteren en de bedrijfsomstandigheden gelijk blijven.<\/p>\n<h3>Wanneer heb je een intentieverklaring nodig?<\/h3>\n<p>Als je een huis wilt kopen en je hebt een tijdelijk contract of je zit in je proeftijd, dan heb je deze verklaring nodig. Zonder intentieverklaring neemt de bank jouw tijdelijke inkomen niet mee in je hypotheekaanvraag. Bovendien geeft de intentieverklaring de bank de zekerheid dat jij, nu en in de toekomst, een inkomen waarmee je jouw maandlasten kunt blijven betalen. Met deze verklaring toon je dit aan.<\/p>\n<h3>Hoe kom ik aan een werkgeversverklaring?<\/h3>\n<p>Simpel, vraag het aan jouw werkgever, die kan er zo \u00e9\u00e9n opstellen.\u00a0Let wel op het volgende:<\/p>\n<h3>Handige tips<\/h3>\n<p>Let op: de hypotheekverstrekker controleert werkgevers- en intentieverklaringen altijd heel grondig! Is deze niet correct en volledig ingevuld? Dan moet je een nieuwe verklaring invullen en dat kost natuurlijk tijd. Niet handig als je haast hebt je hypotheek rond te krijgen voordat de ontbindende voorwaarden verlopen.<\/p>\n<p>Let daarom in elk geval op de volgende zaken:<\/p>\n<ul>\n<li>De verklaring mag slechts door \u00e9\u00e9n persoon bij je werkgever worden ingevuld, met dezelfde kleur inkt.<\/li>\n<li>In het geval van een intentieverklaring (en je dus een tijdelijk contract hebt of in je proeftijd zit): check de begin- en de einddatum van je contract.<\/li>\n<li>Zorg dat de verklaringen compleet zijn.
